There are three stages of preparing your home to sell quickly and for more money.
All buyers start with logic. They are wondering how many bedrooms and bathrooms there are, what the size of the lot is, what the maintenance costs are, etc. That is where they start, but what really seals the deal is their emotional attachment to the home. Today I’ll share three tips that will help you create the best emotional appeal so buyers want to purchase your home instead of another in the area.
- Curb appeal. You never get a second chance to make a first impression. When a buyer pulls up to your home, we want it to be the star in their eyes. That is why it is crucial for you to spruce up your lawn, shrubbery, front door, mailbox, and anything else they will see when they first drive up to your property.
- Declutter. In your kitchen, for example, you want your countertops to be as clear as possible. For photographs and showings, put away everything you do not immediately need, even those things you would usually find in a kitchen like appliances and salt/pepper shakers. Also, organize your closets, cabinets, and drawers, since buyers will also be looking through those.
- Depersonalize. This is all about your mindset: If all goes well, this will not be your home anymore. That can be a sad thing for some to take in. However, you have chosen to sell your home, so you need to put away your personal effects so that buyers are able to visualize themselves living there. That means storing away family and vacation photos, special trinkets, and anything else that would bar your space from feeling completely neutral.
“What truly seals the deal is a buyer’s emotional attachment to a home.”
