A good agent on your side is valuable when buying new construction. Here’s why.

Do you need a buyer’s agent when buying a new construction home?

To answer that question, let me first dispel a common myth: You can save money in this situation by not hiring an agent. The reason this is false is simple: The builder has the real estate agent’s fee built into the price of all the homes they sell. They won’t negotiate over it for one home. Also, the on-site agent works for the builder or seller, and it’s their responsibility to get the best price, terms, and conditions they can get at the time of contract. Throughout the process, they’re working for the builder or seller, meaning they don’t have your best interests at heart.

What value can an experienced agent bring to your new construction purchase? Here are six key issues they can help you with:

1. Community expertise. We’re in new home communities nearly every single day, and we know what each community and builder has to offer. If we’re doing our job, we know you, our client, and we can help guide you into the community that’s the best fit.

2. Lot selection. This is a critical factor in your enjoyment of the home and its future resale.

3. Design selections. We can help you understand which design selections you should buy from the builders and which you’re better off adding on your own later on. The distinction can save you a lot of money.

“We’re in new home communities nearly every single day, and we know what each community and builder has to offer.”

4. Contracts. Builder contracts are long and tedious. You need to know what you’re signing, and what your rights and obligations are.

5. Construction issues. If you think the new construction process is perfect from beginning to end, you haven’t done one recently. There are always issues that arise, and experienced agents can save you a lot of trouble during the build.

6. Final walk-through issues. There are always final touch-ups that need to be done before a new construction home is ready to close.  A good agent will know what to look for, what the builder will (and won’t) fix, and which strategies will help you get the most bang for your buck and enjoy your home to the fullest.

The bottom line is this: Not only do we not cost you money, but we’ll help you save money. Why not utilize us as a resource?
